Mutton Falls, 1840

History

Originally a working dairy farm, Mutton Falls was first home to the Webb family - Ann Webb, and her eight surviving children and cousins. After her husband William was killed in a cart accident, Ann, with a stoic and entrepreneurial spirit, built the homestead on the main route to Bathurst, and also ran a general store and school on the property.

Devastated she couldn’t bury William nearby, Ann donated land and supplies for a church to be built on the hill overlooking the homestead, on the condition it was open to all denominations. It is still operating today.

This was once dangerous territory: in 1867, bushrangers Larry Cummins and John Foran held up the store, only to be thwarted by the Webbs. They were later arrested, with Cummins sentenced to 30 years for a number of robberies under arms.

Ann passed away peacefully in 1906, two months shy of 98 years of age.

She is buried at St Peters...her church on the hill.


Accommodation

Mutton Falls sleeps up to 12 guests, and accommodation is both family and pet friendly.

The homestead sleeps 8 across three bedrooms, each with their own private ensuite. The king suite has its own separate entrance, fireplace and day bed. A double room also has a day bed for quiet reading afternoons, and the queen bedroom features a gorgeous tin bath.

The old Schoolhouse sleeps 4 with two queen bedrooms, each with their own ensuite and deck. With an interior that echoes the era of the property, each room is simplistic yet elegant, with luxurious linens, beautiful antiques, and original art.

Together, the Homestead and old Schoolhouse offer an ideal getaway for small groups of family & friends.


The lounge room is spacious yet cosy, with room for everyone. Relax on one of comfortable sofas in front of the large open fireplace with a glass of wine, and play chess or a board game.

Cook your favourite meals in the fully equipped country kitchen, stocked with pantry staples, and a coffee machine. Guests can also purchase meat from a local producer that can be delivered to the homestead. Enjoy candlelit dinners around the antique dining table, and create special memories with loved ones.


Set on an acre of country gardens along the Fish River, with picturesque views towards Evan’s Crown, Mutton Falls is an idyllic rural escape. A large entertaining deck features an outdoor fireplace, BBQ and dining setting seating 12, perfect for casual family meals.

Gather around the fire pit to toast marshmallows in winter…and in summertime, sip champagne in the outdoor bath at sunset, taking in your stunning surrounds.

Or simply wander the rambling gardens along the river’s edge and be at one with nature.


If you’re looking for a truly unique and unforgettable experience, Mutton Falls is a heritage country gem with an enchanting setting. We enjoyed wine in front of open fire in the cosy lounge, toasting marshmallows by the firepit, and painting by the river.
